Superior Service
Your dedicated property manager is purposefully trained and their job is to provide a high level of personalised service to you. Establishing our relationship

At your invitation, one of our property managers will meet with you to discuss your property and your investment portfolio. We offer a FREE property appraisal for all new clients, which will be presented to you along with our recommendations on how to maximise your property's potential.

 


A management Agency Agreement is then signed to formalise our working relationship as your property manager. Within this agreement is a breakdown of all fees and charges associated with managing your property, along with any special instructions from you.

Ongoing property maintenance
It is our objective to ensure your property is maintained to the highest standard, so we work with experienced and reliable tradespeople to ensure any repair or maintenance work is attended to promptly and satisfactorily. You may have preferred tradespeople that you would like to employ for such tasks, and all you have to do is let us know.

We will coordinate all repairs and maintenance tasks according to your instructions, monitoring work to ensure satisfactory completion.

Accounting


 


To provide you with a full suite of service relating to your investment property and thus easing your administrative and reporting burdens, Bluebell Real Estate uses a dedicated property management software to apply standard bookkeeping principles for the administration of all our managed properties.

You won't ever have to worry about accounting administration for your property - we will handle the collection of rent, payment of outgoings ( council rates, water, insurance etc ) and any other payments you might request and authorise us to make on your behalf. Payment of rental proceeds will be paid direct into your nominated bank account, and you will also receive a fully itemised monthly statement for your records.

Insurance
For all properties under management, owners are required to take out current landlord's insurance to protect yourself in the event of any damage, non-payment of rent by tenants, and other such foreseeable possibilities. We will also require a copy of your current building insurance policy for our records.

Smoke detectors

Owners  are required to agree to bi-annual smoke detector checks at all managed properties. These checks are performed by a qualified tradesperson

Day-to-day management


 


    Monitoring rent collection daily to minimise rent arrears
    Giving tenants various options for paying their rent on time as we operate a cashless office
    Your property manager performs routine inspections approximately every 4 - 6 months to ensure the tenants are looking after your investment
    Checking for any required maintenance and ensuring the condition of your property is maintained
    Conducting regular rent reviews to maximise the earning potential of your property
    Liaising with you in relation to lease renewals
    Conducting final property inspections at completion of each tenancy period, prior to refunding the bond amount
                         

Fees and charges
The fees and charges involved in the management of your property ensures that your investment is cost-effective. Our fees are competitive and all management fees are tax deductible for you.

Here's a quick breakdown of how much our services might cost:

    Commission on rent collected: 5.5 % per property ( including GST )
    Letting fee : ONE (1) week's rent plus GST ( original tenant and each subsequent tenant )
    Lease preparation fee :  FREE
    Sundry fee : $2.20 per month ( including GST )
    Advertising fee: $99 per new tenancy ( including GST ) - internet listing excluding domain.com.au

    Tribunal fees:            - Application : at cost

                                   - Attendance: $66 per hour ( including GST )

 

                                   - Preparation: $33 per hour ( including GST )
